Project Goals: Assist client in locating suitable space to commence, sustain, or expand business operations.
Typical Tenant Advisory Process begins between 6 and 12 months prior to tenant’s current lease expiration or the date in which the space is required. The initial phase of the process is to gather an in-depth understanding of the client’s business, short and long term growth plans, and current and future planned real estate occupancy budget. Based on current and expected future growth in operations or employee growth MRE will assist in determining the amount of space required to meet future need as well as the mix of the space required. MRE and will then work with client to identify appropriate spaces in the market, request proposals, and negotiate with landlord or landlord representative to achieve best possible outcome on behalf of the MRE tenant client.
Real Estate Development Advisory
Project Goals: Assist developers in analyzing complex cash flows of a project to determine viability and expected return on investment.
MRE Development Advisory primarily provides assistance to established developers looking for outsourced assistance in analyzing the potential development, assisting in parcel assemblage, completion of due diligence activities, and to develop the financial analysis framework to determine project viability.
Project Goals: Assist investors in sourcing, analyzing and completing commercial real estate investments.
MRE Investor Advisory services begin with information gathering on client’s investment goals, return targets, ongoing level of involvement, and risk tolerance. Once established, MRE works with client to identify appropriate properties for consideration. MRE then negotiates the purchase on behalf of the investor client.
Project Goals: Assist commercial real estate owners with management & marketing of their commercial properties.
MRE provides leasing services to landlords for specialty properties including clinical or administrative office space in medical office buildings, bio-tech laboratory spaces, R&D Flex Space and high-tech office and production space.
